For my blog today I wanted to speak with Arizona homeowners about whether you need to pay your Home Association, or HOA, fees when considering a short sale. A lot of homeowners I talk to tell me they are concerned about attempting a short sale because they are also behind on their home association fees. Well thankfully I can tell you that I have gotten short sales approved for many homeowners who were in this exact situation. If you do fall behind on your HOA fees and the home is sold, whether traditionally or through a short sale, the HOA will be considered a lien holder and must be paid off before the home sale can close. I had a client call me last week who hadn’t paid their HOA in over three years but through a short sale got those fees included in the sale price of their home. For reasons like this it is always important to find a short sale agent who has experience working with HOA’s to make sure your short sale is handled correctly.
